I put in an offer on a house and will know monday if my offer is accepted or not.

Will post pics if things go well

if not I'm fine with that too and it's back to searching

The place we found is a 2 story with a finished basement 2000 total finished square feet in a great neigborhood we offerend 8k less than the guy was asking but his asking price was already 40k less than it sold for 6 years ago

the house is 55 years old but the roof is 1 year and so are the furnace and water heater

It's not really a fixer upper cause nothing is really wrong with it but it has some stuff that I can update over the next few years to add value if the market ever turns around or if it doesn't the place has enough space for my family to expand by quite a bit

the 8k first time home buyers stimulus thing will be pretty nice too

Sweet! Hope it works out! Sounds like an awesome deal. Don't fix what's not broken, right? I love the older houses around here. Living in the oldest city in the country, who knows what else could be living with you here? Lol.

I almost forgot it has a nice open 2 stall garage with lots of space left over while 2 cars are in it.

In the case that we get it I'm not to worried because my monthly payment will only be a little be more a month than I pay for rent and it will include my taxes, home owners insurance, and all that junk and I already pay for heat, electric, and water so I'm feeling pretty good

I'm just worried that I may have low balled him a little to much and he might get a better offer but such is life. You win some and you lose some.

Since starting the search I went through my monthly credit card history and I realized that I spent way to much a month on crap like movies booze and fast food or bar food I wish I had looked at that sooner. Last month I really kept track of what I spent money on and I was able to put money away and make 2 extra payments on my wifes car.

Good Luck dude, Right now it's a buyers market for real estate, and don't forget to look into the new 1st time buyers incentive you can get if you haven't purchased a home in the last 3 years, and don't make over 75 K a year. And please don't get an adjustable rate, stick with the fixed rate, because it's very low right now and your payments won't double in the next few years.

That's what started the whole housing crisis mess. Banks convincing people to go with the low teaser adjustable rate, then get fcked a few years later when it's time to pay the adjusted rate.. Doubled up usually..

Good luck man. Don't get discouraged if your first offer doesn't get accepted. We put offers on a few houses until we got ours. On the house we got, we put an offer in and didn't move in until about 4-5 months later. It's a long process, but it's worth it in the end. Definitely go with fixed rate and just make sure you are comfortable with the payments. Just remember that even if you approved for X amount, doesn't mean you can afford it. Just as a personal preference, we have our taxes in our mortgage payment so we don't have to set money aside during tax time. We just get to enjoy getting money back which is quite nice.

Our monthly payment (if we get the place) will be about 20% of my wife and I's combined monthly income and that includes yearly taxes insurance and interest which our rate will be fixed. We could still make the payments if I or my wife lost a job... It would be tight but we could do it. The house is less than we were approved for and less than we can afford but more space than we need right now.

It's annoying to have to wait for a call

either the guy will say ok (doubtful)

or he will counter and we can go into negotiations (likely)

third option someone gave him what he was asking in the last 2 days and I get fucked (sad)

The guy counter offered and the price wasn't really that high but I walked through it again and I brought my dad with me (structural engineer) he said it looked sound and all be there were some water marks in the ceiling of the kitchen that bothered him because the upstairs bathroom was above the kitchen and the caulk on the tub was just fine so it could be pipes. there we a few other small concerns that added up


Long story short I decided to walk away from this one cause it didn't feel right. I don't need to move right now so I'm just going to keep looking

if it looks like a water or bug problem run away. You'll find a slick pad. There's gobs of them around.

what are houses going for out there? I just bought one here in cali in december for tree hunnit which is about half of what they were 2 years ago.

Hahaha, you don't even want to know how much that would cost around here. It's amazing the price differences.
